Sugar Creek was built between 1972 and 1983, and its combination of two-story construction and slab-on-grade foundations produces a specific and easily missed water loss: a supply line running through the attic, above a finished ceiling.
Because homes here are slab-on-grade, there is no basement and no crawl space to route pipe through. Supply lines feeding upstairs bathrooms run through the attic instead. When one of those fails, the water goes into blown-in insulation and the ceiling cavity first, and only appears in the room below once enough has accumulated to stain or sag drywall — by which point the cavity above has been wet for a while.
Saturated blown-in insulation holds water, loses its insulating value permanently once soaked, and is one of the main reasons an attic-origin loss is more involved than the visible damage suggests.
The second common cause here is the age of the below-slab drain lines. Cast iron was standard through the 1970s, and after four decades a cracked or bellied line can release water under the slab where nothing shows until it surfaces at a floor edge or as a persistently damp spot.
Fifty years of Beaumont Clay movement contributes to both, by stressing rigid pipe over time. Documenting moisture readings from the first visit matters here specifically because in a house of this age it is rarely obvious at the start how far the water has traveled.
Upstairs supply runs above finished ceilings, where saturation is well advanced before anything is visible below.
